A 1935 residence by the architectural practice of Vasilyov and Tsolov, restored for contemporary life.
KNYAGINYATA is one of those Sofia houses in which the architecture has a biography of its own. Designed by Ivan Vasilyov and Dimitar Tsolov – the architects behind some of Bulgaria’s most significant public buildings – it has been fully restored, with original elements preserved and contemporary comfort carefully added.
Close to 800 m² are laid out over three levels, with formal living spaces, four bedrooms, six bathrooms, studies, two studios, a self-contained guest apartment with a winter garden, a home cinema and scope for a spa and fitness area.
The original mosaic, the restored staircase, the high ceilings, the classical proportions and the selected furniture and works of art preserve the character of the house.
A 1,169 m² garden with a reflecting pool, a rose garden, lavender, a veranda and views of Vitosha forms one of the most beautiful parts of the property.
A double garage with internal access, gas heating and discreetly integrated air conditioning complete the modern functionality.
KNYAGINYATA has something that cannot be ordered, built or added with a bigger budget – history.
My view on this property
For me, its value lies in the way nearly a century of architecture has been preserved without the house turning into a museum. It is elegant, very personal and entirely fit for contemporary life.
There are beautiful new houses. But the patina, the proportions and the dignity of genuine old architecture come only with time.
