How the real price of a property is determined

‘What is my property worth?’ is one of the questions I am asked most often.

And the answer is not: whatever the one next door is worth. Nor whatever you would like to get for it.

The real price is set by several things at once: location, condition, floor, orientation, building, parking, surroundings and, above all — what is ACTUALLY selling right now in the same segment.

There is a big difference between an asking price and the price at which deals are actually closed.

That is why a good valuation does not start with a price-per-square-metre calculator from a property portal. It starts with comparison, knowledge of the market and sober judgement.

That is why the right price from the very start matters far more than it seems.
